The Tel Aviv Trophy Index is Olam's quarterly tracker of disclosed Tel Aviv residential real estate transactions above ₪40 million (roughly $11 million at prevailing exchange rates). The index covers full-floor and penthouse units, trophy townhouses, and beachfront tower apartments in the historic First Hebrew City core, the Sarona / Rothschild axis, the Tel Aviv beachfront, the Old North, and Neve Tzedek.
The trophy segment is structurally distinct from the broader Tel Aviv residential market in two ways. Buyers are dominated by aliyah-and-diaspora capital — French, US, British, South African, FSU — rather than domestic Israeli households. And the supply pipeline is thin: limited new construction in the historic core means trophy transactions are predominantly resale, with prices set by what diaspora buyers will pay for a Tel Aviv anchor address.
The Trophy Index serves as one of the cleanest read-outs on inbound aliyah-capital momentum, particularly during periods of policy-driven UHNW migration such as the 2026 Aliyah Tax Reform window.
